Terms of Service
These terms define rules, responsibilities, and protections ensuring a secure, transparent, and fair experience for all users on NEBLES.
1. Acceptance of Terms
Registering, logging in, or using the NEBLES platform constitutes your acceptance of these terms. If you do not agree, please stop using the services. The company can modify or improve these terms, and will announce changes at least 30 days in advance if there are significant changes.
2. Eligibility
Users must be at least 18 years old, provide accurate and complete information, and be capable of entering legally binding contracts.
3. User Types
NEBLES serves three primary user groups: - Lessor / Property Owner: Lists properties and verifies ownership documents, executes digital lease contracts, receives rent payments, and delegates NEBLES to manage rent collection, renewals, maintenance requests, and coordinate with tenants. - Tenant: Searches, books, signs contracts online, pays rent, submits maintenance tickets, and utilizes value-added services such as maid, technician, and moving services. - Agent: Lists properties on behalf of owners, coordinates contract execution with NEBLES, and receives commissions according to the property management system.
4. Platform Services
Covers property listing, online booking and contract systems, secure payment processing and revenue reports, maintenance ticketing systems, add-on services, agent and commission management systems, including automated reminders and payment tracking (rent, service fees), and the Company's rights to take legal action in case of contract breach or default.
5. User Responsibilities & Good Faith
Users must act in good faith and refrain from deceptive practices. Specific rules apply: - Free Listings: You may establish contact and transact off-platform, but you are strictly prohibited from posting fraudulent listings, such as non-existent rooms, rooms that are unavailable for rent, or misleading information intended to gather leads. - Managed Services: Users agree to complete all bookings, payments, and contract signatures exclusively through the NEBLES platform to receive company benefits and protections. You are strictly prohibited from soliciting tenants or interested parties off-platform or offering other units to avoid platform service fees. - Off-Platform Transactions: The Company does not endorse, guarantee, or assume liability for transactions occurring outside the platform (including bookings, money transfers, and contracts), which may carry a risk of fraud.
6. Non-Discrimination & Community Standards

7. Account Security & Identity Verification
Users must keep their passwords secure and immediately notify the company upon discovering unauthorized access. Users may be required to verify their identity upon request.
8. Fees & Service Changes
The company will notify users of all applicable fees prior to transaction confirmation, and reserves the right to modify fees or convert previously free services into paid ones by providing at least 30 days’ notice.
9. Booking, Cancellation & Modifications
Bookings can be cancelled or modified in accordance with the specific policies stated in each listing, and may be subject to varying fees or refund conditions.
10. Security Deposit & Refunds
Conditions for security deposit refunds will be clearly stated. The refund may be full, partial, or non-refundable if the tenant fails to move in.
11. User-Generated Content
Users warrant that they own or hold rights to the uploaded content and grant the company the right to utilize it for marketing and promotional purposes.
12. House Rules
Tenants must strictly adhere to the house rules, including regulations concerning noise levels, smoking, pet policies, and common area usage.
13. Damage Reports & Claims
Tenants and property owners must report any property damage within 24 hours. NEBLES may facilitate communication but shall not be held liable for damages unless explicitly specified in the service contract.
14. Privacy & Cookies
NEBLES complies with the PDPA. Personal data is utilized solely for the disclosed purposes, and users retain rights to access, correct, delete their information, and configure cookie preferences.
15. Limitation of Liability & Cap
The company’s liability is strictly limited to the amount paid by the user to the company within the 6 months preceding the occurrence of the incident, and the company shall not be held responsible for indirect or consequential damages, except as mandated by law.
16. Dispute Resolution
Parties shall attempt to resolve disputes through amicable mediation first. If mediation fails, the dispute shall be submitted to the courts of Thailand.
17. Account Termination & Suspension
The company reserves the right to suspend or delete accounts if users violate these terms, or for system maintenance purposes.
18. Indemnification
Users agree to indemnify and hold the company harmless if their actions result in any claims, lawsuits, or demands.
